General Contracting New Homes and Renovations
With over 20 years in the construction industry, SIMplicity brings the experience it takes to make your dream home a reality. Whether we are building a new home from the ground up or renovating a historical gem, we take great pride in managing your project efficiently, so that timelines, budgets and expectations are met throughout the course of construction. We have a well established group of trade partners whom we hold to our high standards of quality and customer service. Working on a cost plus basis,we charge a fixed fee based on the initial project budget. We do not mark up trade services or materials and trade discounts are passed on to our clients. Building or renovating your home is a very personal process and the relationship with your builder is key to its success. We want to be your partner and advocate, ensuring that you receive excellent quality and design and have a stress free, productive and fun experience.
Residential and Commerical Development
SIM Development looks to build relationships with realtors, investors and other entities interested in developing properties for both residential and commercial development. We have experience in building commercial, multi-family and high-end spec homes and have an extensive knowledge of real estate trends in the Chicago area.
Kitchen, Bath and Other Renovations
A new or refreshed kitchen or bath can make a huge difference in how you feel about your home. We bring the same level of quality and service to our smaller renovations as we do our large constructions. Whether you want to completely gut and redesign a space or are just looking for ideas to bring a well-lived home back to life, SIMplicity can help you love your house again.
Architectual Design and Budget Consulting
SIMplicity is dedicated to a successful project outcome by providing architectural design assistance that brings your vision to life and also meets your budgetary goals. As a way of getting to know you and what you want and need in your dream home, we offer to meet with you and your architect before we are officially hired as your builder. During this time, we can use our construction and budgeting experience to assist with determining design and scope of the project. Before you get too deeply in to the architectural process, we will also put together a rough budget so that you can determine if what you plan to build will meet what your budget allows you to build. As we work to finalize your architectural plans, we can assist with permit applications and municipal code clarification. Hopefully, by the end of the process, we have developed a wonderful working relationship and will move on together to the construction phase.
Project Design and Product Selection
Unlike other builders, design assistance is a built in part of our construction services. We will work with you to create a beautiful, comfortable room or home that reflects your life and lifestyles. During the product selection process it’s all about the details and creating an extraordinary relationship with our clients. We focus on your interior and exterior finishes together. From cabinets, counter tops and tile to paint, flooring, lighting and finishing touches that make your space special.
Building a home is not just about framing and finishing. It also involves budgeting, bill paying and working with various financial institutions. With SIM, our financial services are as strong as our construction services. We pride ourselves on putting together detailed budgets that truly reflect the needs and wants our clients have articulated during the planning process. We handle all invoices, waivers and draws and make sure that you are regularly updated on the financial status of your project. Our goal is to help you find creative ways to stretch your budget and to help you make good decisions so that you end up with a beautiful final product with out compromising your pocketbook.
Property Management and Owners Representative
We have been lucky enough to form long lasting relationships with many of our clients, realtors and subs. As a result, we often serve as managers on rentals or other properties. In addition, we serve as consultants on projects being constructed out of our area or with other developers.
